The July Market

July in the Okanagan captures the region at the height of the summer season, when communities welcome visitors, outdoor recreation reaches its peak, and local events fill the calendar. Amid this seasonal activity, the housing market continues to follow its typical summer rhythm, with buyers and sellers navigating decisions thoughtfully throughout the season. While activity has experienced natural month-to-month fluctuations, the overall market has remained relatively stable, with July sales closely mirroring those recorded during the same month last year.

Residential Market Overview

The Association region recorded 1,496 residential sales in July, down from 1,547 in June and slightly down 2.2% compared to the same time last year.

Ryan Mayne, President of the Association, notes that “we’re continuing to see a normal seasonal pattern across the Interior market with sales activity tracking closely to the pace established during the same month last year. Although inventory growth has been slightly muted, the fact that listings aren’t building up points to a market that is steady and stable, continuing at a sustainable pace rather than experiencing significant shifts in either direction.”

Inventory

Single-family home inventory in the Central Okanagan totaled 1,273 in July 2026, down 3.6% from last month and down 18.4% versus last year. At 418, inventory within the townhome housing category was down 7.7% versus last month and down 3.5% over last year. Inventory of condominium homes in the Central Okanagan was 787 in July 2026, down 4.14% over last month and down by 17.85% versus last year.

Benchmark Price by Property Type

In the Central Okanagan, the benchmark price for single-family homes increased by 1.77% over last month, and is up by 2.62% over last year, coming in at $ 1,072,400.

In the townhome housing category, the benchmark price increased by 0.28% over last month and down by 2.1% over last year, coming in at $709,500.

The benchmark price in the condominium housing category saw a decrease of 0.89% over last month, and a decrease of 2.73% from July 2025, coming in at $490,700.
